R-328 - 06/22/1982 - FINAL PLAT - Resolutions • sq$bt s*). •` Fi OA L.PLAT 32 g FEL.BER RESOLUTION No. R- 328 �► ' A RESOLUTION APPROVING THE FINAL PLAT OF FELBER'S SUBDIVISION WHEREAS, the Village President and Board of Trustees of the Village of Oak Brook have previously approved the preliminary plat for the proposed Felber's Subdivision on July 28, 1981; and • • WHEREAS, the Plan Commission of the Village of Oak Brook on May 17, 1982 recommended approval of the Final Plat of the proposed Felber's Subdivision; and WHEREAS, the Village President and Board of Trustees have concurred with the recommendation of the said Plan Commission including the conditions imposed therewith. NOW, 'ARE, BE TT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows: Section 1: That the Final Plat of Subdivision of Felber's Sub- division prepared by Harold F. Steinbecker, Jr. as revised and dated April 30, 1982, be and is hereby approved subject to the conditions enumerated in Section 2 of this Resolution. • Section 2: That the approval of the Final Plat of Subdivision of Felber's Subdivision is given in Section 1 hereof be and is hereby expressly subject to the following conditions; A. That the requirements of the subdivision regulations for the installation of street lights, sidewalks, curbs and gutters are waived. B. That the subdivider and all other necessary parties execute a written comrittment, in a form substance acceptable to the Village, to complete all necessary land improvements for the proposed subdivision in accordance with the Subdivision Regulations of the Village and in accordance with the provisions of this Resolution. Said agreement shall contain provisions for: (1) The substantial completion of construction of the proposed detention area within one year of the date of said agreement, notwithstanding the three year time limit for other land improvements as specified in the Subdivision Regulations; provided that no certificates of occupancy shall be issued until completion and operationalization of said detention area and related utility facilities. (2) Construction of all other necessary roadways, storm sewers, sanitary sewers and water mains in accordance with plans and specifications approved by the Village of Oak Brook. C. Execution by the subdivider and/or all other necessary parties of all accompanying easement grants, covenants and other proposed documentation as reasonably required by the Village for the property subdivided pursuant to this Resolution, said documents to be acceptable in form and substance to the Village of Oak Brook as approved by its Village Attorney. Said documentation shall include but not be limited to • 4111 . R...32.$ • Resolution No. R- 328 • Page 2 -� Final Plat - Felber's Subdivision (1) Formalization of a conveyance of Lot 9 to DuPage County Forest Foundation; (2) Restrictive covenants concerning the storm water detention area; (3) Agreement with Scnool District #88 concerning required school contribution. Section 3: That all the requirements, conditions and standards of the subdivision Regulations of the Village of Oak Brook, except as waived or limited by this Resolution, shall be applicable • to the subdivision and development of said Felber's Subdivision.
