Actual Lot area = 4337117

FAR meets code

user and X% necessary to support ORA-1 user)
PARKING. . . . .
ORA-1 = 1 car/250 sq . ft.
<RESTAURANT BANK = 1 car/300 sq . ft.
B-2 -
- 1 car/4 seats up to 400 seats

BANK = 3815 = 13 required

But Space was already computed as ORA-1
j So —i 3815 = 15 already provided

But space was already computed as ORA-1
So 5746 = 23

Actual Built as of. 10/5/71 = 982

So variation request seeks to reduce required parking from

Use of "open area" design concept on 6th, 7th and 8th floors of McDonald' s
Building penalized owner with respect to required parking because zoning
ordinance does not allow us to give credit for "de facto corridor space .
