AN ORDINANCE ZONING
CERTAIN PROPERTY WITHIN
THE VILLAGE OF OAK BROOK
BE IT ORDAINED by the President and Board of Trustees of the
Village of Oak Brook , DuPage County, as follows :
Section 1 . The property hereinafter described in Section 3 is
hereby rezoned to the residence district classification R-3 of the
"Zoning Ordinance of the Village of Oak Brook of 1966" as amended.
Section 2 . The property hereinafter described in Section 4 is
hereby rezoned to the residence district classification of R-4 of the
"Zoning Ordinance of the Village of Oak Brook of 1966" as amended.
Section 3 . The property rezoned R-3 hereby is described as
follows :
Lots 26 through 29, 41 through 101 of Timber Trails Estates
Subdivision ; Lots 1 through 10 , 12 through 19 of Timber Trails
Estates Annex Subdivision ; Lot 1 through 4 of Gruner ' s Division
of Lot 11 of Timber Trails Estates Annex Subdivision , the Ruth
Rohrer tract as reflected on the annexation plat to the Village
of Oak Brook ,. recorded as document R74-13302 , in the Recorder ' s
Office of DuPage County; the entire of right-of-way lying adjacent
to said lots consisting of Forest Trail , Timber Trail Drive ,
Woodland Drive, Green Leaf Drive, all being in Section 2.3 , Town-
ship 39 North , Range 11 , East of the Third Principal Meridian ,
DuPage County, and also Lot 1 of Wheaton Bank ; and the property
bounded on the North by said Lot 2 of Maiucci Cantore ' s Resub-
division , extended on the West by the Westerly right-of-way of
Spring Road , on the South by the Northerly right-of-way line of
Sixteenth Street extended and on the East by the West line of the
North East Quarter Section line of Section 23 , Township 39 ,
Range 11 , East of the Third Principal Meridian , all being located
in Section 22, Township 39, Range 11 , East of the Third Principal
Meridian , DuPage County, Illinois , all as setforth on the Plat of
Annexation of Timber Trails in green.
Section 4 . The property rezoned R-4 hereby is described as
follows :
Lots 1 -25 and 30-40, ' 102 through 142 of Timber Trails Estates
Subdivision ; Lots. l through 22 of Lake Doron Estates Subdivision
and all rights-of-way adjacent to said realty (not zoned R-3
hereinbefore ). and annexed to the Village of Oak Brook per Court
Order of the Eighteenth Judicial Circuit in Case No . C73-1840,
all lying in Section 23 , Township 39 North , Range 11 , East of
the Third Principal Meridian , DuPage County, Illinois , as as
setforth on the plat of Annexation in Red.
Section 5 . There is hereby granted for all lots which do not
now conform to the requirements of the districts herein created a
variation from the lot width and lot area requirements of the "Zoning
Ordinance of the Village of Oak Brook of 1966" , as amended . This
variation is to insure that all lots within the various subdivisions
remain as buildable lots without the necessity of the owners thereof
obtaining individual variations for construction or additions . All
other provisions of the Zoning Ordinance for the respective districts
shall apply to all property hereby rezoned .

Section 6 . The official zoning maps of the Village of Oak
Brook is hereby amended to reflect these rezonings.
Section 7. This ordinance shall be in full force and effect
f from and a ter its passage and approval as provided .by law.

of the village of Oak Brook, DuPage County, Illinois , this ej
