AN ORDINANCE GRANTING A VARIATION TO SECTION X D 1 OF ORDINANCE
NO. G-60, AS AMENDED, THE ZONING ORDINANCE OF THE VILLAGE OF
OAK BROOK, TO CERTAIN OFFICE FACILITIES AMONG THOSE SITUATED
ON PROPERTY COMMONLY KNOWN AS 1225 WEST 22ND STREET,
OAK BROOK, ILLINOIS
WHEREAS, pursuant to ordinance, a corporation having a possessory
interest with entitlement to exclusive possession of certain office facilities
among those situated on property described in Section 2 below has petitioned the
Village of Oak Brook, DuPage and Cook Counties, Illinois, for a variation to the
regulations of Section X (D) (1) of Ordinance No. G-60, as Amended, for
application to petitioner's office facilities; and
WHEREAS, a public hearing pursuant to said request has been held by the
Zoning Board of Appeals of the Village of Oak Brook; and
WHEREAS, the Zoning Board of Appeals has recommended that the
variation be granted; and
WHEREAS, the President and Board of Trustees deem the passage of this
Ordinance to be in the best interests and pursuant to the general welfare of the
Village of Oak Brook.
NOW, THEREFORE, BE IT ORDAINED by the President and Board of
Trustees of the Village of Oak Brook, DuPage and Cook Counties, Illinois, as

SECTION 1: The provisions of the preamble hereinabove set forth are hereby
restated herein as though herein fully set forth.
SECTION 2: The provisions of this Ordinance shall apply only to certain office
facilities presently leased to Joseph A. Thorsen Company, an Illinois corporation,
and which are among those situated on the following described land:
That part of Lot 6 in Oak. Brook Investment Company Assessment Plat
No. 4, of part of the Northwest Quarter of Section 26, Township 39
North, Range 11, East of the Third Principal Meridian according to Plat
thereof recorded July 8, 1964, as Document No. R64-24072, in DuPage
County, Illinois, described as follows:
Commencing at the Northeast Corner of said Northwest Quarter of
Section 26; thence southerly along the half-section line, a distance of
7.78 feet to the South right-of-way line of 22nd Street (before widening);
thence S. 89° - 371 - 38" West along said South right-of-way line of 22nd
Street (before widening); a distance of 77.17 feet to the Northeast corner
of said Lot 6; thence South 0 - 351 -48" East along the East line of said
Lot 6 a distance of 25.0 feet to the place of beginning on the South right-
of-way line of 22nd Street (as widened by Document R61-34112); thence

South 89 - 37' - 38" West along said South rightof-way line. of 22nd
Street (as widened) a distance of 559.40 feet to the Weste61y limits of
said widening by Document No. R61-34112; thence North 0 - 221 - 22"
West along said Westerly limits of said widening, a distance of 25.0 feet
to a point on the South right-of-way line of said 22nd Street (before
widening); thence South 89 - 37' - 38" West along said South right-of-
way line of 22nd Street (before widening) a distance of 207.48 feet;
thwnce South 00 221 - 22" East a distance of 299.50 feet; thence South
89 - 37' - 38" West, a distance of 190 feet; thence South 00 - 221 - 22"
East a distance of 298.47 feet to a point of the Southerly boundary of
said Lot 6; thence Easterly and Northerly along the Southerly and
Easterly boundary o� said Lot 6 the following six (6) courses and
distances: (1) S. 89 - 16' - 53" East, a distance of 428.66 feet; (2) N.
83° - 56' - 04" E., a distance of 366.10 feet; (3) N. 68° - 24' - 12" E., a
distance of 100 feet; (4) N. 290 241 - 12" E., a distan&e of 120 feet; (5)
N. 90 - 24' - 12" E., a distance of 70 feet; (6) N. 0 - 35' - 48" W., a
distance of 337.11 feet to the place of beginning, containing 11.167
acres.
SECTION 3: The express purpose of the zoning variation hereby granted is to
permit the operation of a real estate training school by Joseph A. Thorsen
Company, said training school to be accessory to, and in conjunction with, its
main administrative offices which are already situated on the premises described
in Section 2 above.
SECTION 4: This variation is granted subject to the following express conditions
(a) The floor area devoted to-the real estate training school shall not
exceed 2,000 square feet.
(b) The variation shall be effective for so long as Joseph A. Thorsen
Company retains a continuous and exclusive possessory estate in
and to the facilities on the subject premises for the operation of its
main administrative offices.
(c) The real estate training school use shall be permitted only during
evening hours, from 6:00 P.M. to 11:00 P.M.
(d) The real estate training school shall at all times be accessory, in
the generic sense, to the petitioner's principal use.
SECTION 5: The aforesaid variation is granted based on the findings of the
Zoning Board of Appeals as set forth in said Board's records relating to this
matter. ,
SECTION 6: This Ordinance shall be in full force and effect from and after its
passage and approval as by Statute in such case made and provided. This
Ordinance shall be published in pamphlet form.
SECTION 7: All ordinances, rules, and regulations of the Village of Oak Brook'
which are in conflict with the provisions of this Ordinance are hereby repealed to
the extent of the conflict.
SECTION 8: If any section, subsection, sentence, clause, or phrase of this
Ordinance is for any reason held to be invalid, such determination shall not
affect the validity of any remaining portion of this Ordinance.
