RESOLUTION 99-SD-FP-R- 719
A RESOLUTION APPROVING
THE FINAL PLAT OF SUBDIVISION KNOWN AS FOREST GATE
(NE Route 83 and Oak Brook Road,Oak Brook,IL 60523)
WHEREAS, by Resolution 98-SD-PP-R-711, this Board on September 22, 1998 approved the
amended Preliminary Plat of Subdivision known as Forest Gate and granted the following variations
("Variations')from the Subdivision Ordinance:
(a) That the street width may be twenty feet(20) (face to face)for one-way cluster
roadways and twenty-two(22) (face to face)for two-way cluster roadways(the
Subdivision Ordinances requires that all roads be at least twenty-seven feet(27));and
(b) That the outside face of curb radius on the cluster cul-de-sacs may be not less than fifty
feet(50)(the Subdivision Ordinance requires sixty feet(60)); and
(c) That lots may be accessible to the right-of-way by access easement(the Subdivision
Ordinance requires that lots abut on a street); and
WHEREAS,the Plan Commission of the Village of Oak Brook on December 14, 1998
recommended approval of the Final Plat of Subdivision of the subdivision entitled,"Forest Gate";and
WHEREAS,the Village President and Board of Trustees considered the recommendation of the
Plan Commission and concur with the same,subject to certain conditions; !
NOW,THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES j
OF THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:

Section 1: That the provisions of the preamble hereinabove set forth are hereby adopted as
though fully set forth herein.
Section 2: That the Final Plat of Subdivision of Forest Gate prepared by rouet igerb subject el the
Associates, Inc. and dated as last revised February 1, 1999, be and is hereby app 1
conditions enumerated in Section 4 of this resolution.
Section 3: That the Village Board finds that due to the age limitation for residents in Forest Gate
wnich excludes persons under the age of eighteen (18),the number of students generated for the
purposes of the School Contribution provision of the Subdivision Regulations is zero.
Section 4: That the approval of the Final Plat of Subdivision of Forest Gate as given in Section
1 hereof be and is hereby expressly made subject to the following conditions:
(a) That the Variations from the Subdivision Ordinance set forth above are incorporated
herein by reference.
(b) That all sidevralk requirements are waived.
(c) Thsi the final plat and final engineering be revised and approved by the Village
Engineer.

(d) That Article VII, Section 3(J)(1)(b) requirements of permanent monuments are waived
along the interior streets.
(e) That Article VI1, Sectic,a 3(J)(2)(c)requirements of steel pipe or bars are waived in lieu of
the developer providing'/s" x 24'steel rebar to so designate all lot corners after
construction of each residential unit.
(f) That the developer convey Lot 82 to the Village in recordable form no later than thirty
(30)days following recordation of the Final Plat of Subdivision.
(g) That Article VII, Section 3(F) requirements are waived,.a allow the developer to install
decorative street lights.
(h) That Article VII,Section 3(I)(2) requirements are waived in lieu of the landscaping plan
which is comprised of the following documents prepared by Ives/Ryan Group, Inc.:
(1) a sheet entitled,'R.O.W. Landscape Plan'which is dated January 21, 1999; (2) an
entrance plan dated January 6, 1999;and (3)a st:set entitled, 'Parkway Tree Plan",as
last revised, December 15, 1998.
(i) That all other requirements, conditions and standards of the Subdivision Regulations of
the Village of Oak Brook, except as waived or limited by this Resolution,shall be
applicable to the development of said Forest Gate.
PASSED AND APPROVED this 9th day of March, 1999, by the President and Board of
Trustees of the Village of Oak Brook, DuPage and Cook Counties, Illinois, according to a roil call vote as
follows:
