ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF
OAK BROOK ON THE 10TH DAY OF APRIL, 1962 , KNOWN AS ORDINANCE NO . G-37
Whereas , the Plan Commission has recommended the amendment of
certain provisions of Ordinance No. G-37; and.
Whereas , the President and Board. of Trustees concur with the
recommendations of the Plan Commission:
NOW, THEREFORE, BE IT ORDAINED by the President and. Board. of
Trustees of the Village of Oak Brook, DuPage County, Illinois :
Section 1. The following sub-paragraphs and. paragraphs of cer-
tain sections of Ord.inance No . G-37 , known as the Oak Brook Subdivi-
sion Regulations Ordinance , adopted by the President and Board of
Trustees of the Village of Oak Brook on the 10th day of April , 1962 ,
are amended., and. as amended. shall read. as follows :
A. Section II , B , 12 :
"12 . Lot: A designated parcel of land, in a subdivision or
other parcel of land. intended, for transfer of owner-
ship or for building development as a complete and
individual unit . -
B. Section II , B, 28:
"28 . Subdivision is a described tract of land. which is to be , or
has been, divided. into two or more lots or parcels , or any
d.ivision of land. when a new street is involved , for the
purpose of transfer of ownership or building development.
The division or subdivision of land. into parcels or tracts
of five acres or more in size and not involving any new
streets , easements or access , or the sale or exchange of
existing parcels or tracts of land. with no change in their
boundaries shall not be deemed. to be a subdivision. The
term "subdivision" includes "resubdivision" and , where it
is appropriate to the context , relates to the process of
subdividing or to the land. subd.ivided.. �'
C. Section III , C , 1:
"1. Within one year after approval of the preliminary plat by
the President and Board. of Trustees , the owner or sub-
divider shall file an application for approval of the
final plat with the Village Clerk. Such application shall
be accompanied. by the original inked tracing on linen or
mylar and. five prints of the final plat and four copies of
all required. supporting data, drawings and documents . The
final plat shall retain the design characteristics of the
approved preliminary plat , except that the President and
Board. of Trustees may require such changes or revisions
as are deemed. necessary in the interest and needs of t'ae
community in keeping with the provisions of this ordinance .
The President and. Board. of Trustees may refer the applica-
tion for approval of the final plat to the Plan Commission
for its recommendations and, report relative to design
characteristics of the final plat ."
D. Section III , C, 4:
Upon approval by the President and. Board of Trustees , and.
receipt of any remaining required documents , the Village
Clerk shall have the plat in final form as approved. by the
President and Board of Trustees recorded and., on its ret=n
to the Village , have one Mylar or equal transparency made
and. deliver the plat or transparency to the subdivider at
his option. The cost of recording and the transparency shall
be paid by the slabdivider.

E . Section III , C , 5 :
"5. On recording, one copy of the recorded plat and. one set of
supporting data shall be retained. in the Clerk' s files , two
sets by the Village Engineer and. one approved. set returned.
to the subdivider."
F. Section IV, C , 9 :
9. If deemed necessary by the Plan Commission, proposed. de-
tailed grading plans of all lots . No land. will be approved.
for subdivision which is subject to periodic flooding, which
lies in flood. plain areas as designated on the most recent
applicable flood. maps of the National Topographic Map Series
published. by the Geological Survey of the U.S. Department of
interior, or which contains inadequate drainage facilities ,
unless the subdivider agrees to make all necessary improve-
ments and agrees to all required. covenants which will, in
the opinion of the Village Engineer and Plan Commission,
make such land safe for occupancy, and provide necessary
safeguards for adjacent property which would. be affected by
the grading, drainage or other changes being permited or re-
quired. for this subdivision."

systems and including storm and./or sanitary sewers
together with any and. all necessary manholes , catch
basins , connections , appliances and. other structures
and appurtenances as may be deemed. necessary by said.
Village , over , upon, along, under and through said.
indicated- easement , together with right of access
across the property , for necessary men and. equipment
to do any of the above work and. the right is also
granted. to cut d.own, trim or remove any trees , shrubs
or other plants on the easement that interfere with

the operation of the sewers or other utilities . No
permanent buildings or trees shall be placed on said

J. Section VII , A:
"A. Any owner or subdivider filing an application for ap-
proval of a final plat shall submit a statement of
agreement that: the land, improvements required. by
Section XI hereof shall be completed. by the owner or
subdivider in accordance with plans and specifications
approved. by the Village Engineer within three years
following the approval of the final plat by the
President and Board. of Trustees ; all inspection fees
stall be paid. in accordance with Section XIV; one set
of specifications and the original tracings of the
improvement drawings corrected. to show all actual as
built improvements shall be filed. with the Village
Engineer prior to acceptance of the improvements by
the President and Board. of Trustees ."
K. Section VIII , D , 1:
111. Telephone and. Electrical Utility distribution or trans-
mission installations serving the subdivision, and. when
expedient , storm water drainage ways , shall be located.
in easements as designated. on the subdivision plat of
record.. Such easements shall be located. along the rear
lot lines or side lot lines at locations of extensions
of utility installations between blocks or continuity
of drainage way. They shall occupy not less than the
rear 10 feet of lot depth on each lot and. not less than
6 feet adjacent to side lot lines where necessary..
Additional easements at other locations on the lot or
additional widths may be required. for specific con-
ditions by the Village Engineer."
L. Section XI , A, 2 :
112 . Storm water drainage systems shall be designed. to
service the entire subdivision to carry off water
from all sump pumps , inlets , catch basins , or open
drainage ways, and. be connected with an adequate
outfall. The storm drainage system shall be separate
and. independent of the sanitary sewer system."
M. Section XI , D, 1:
111. All streets shall be improved. with roadway pavements

N. Section XI , D, 2 :
112 . Roadway pavements in cul-de-sac street turn-arounds
shall have a minimum diameter , measured from. faces
of the outside curb or outside edges of roadway pavement
of 120 feet for all subdivisions and. roadway pavements
in "T" type or other variations of the circular type
terminus shall be as approved. by the Plan Commission.t,

m5 . (a) Curbs and gutters shall be required and installed.
in accordance with the Village standards and specifica-
tions in all subdivisions except they may be waived on
the recommendation of the Plan Commission for those
subdivisions where all lots exceed. 2 acres in area.
(c) Ditches of proper size , shape and. grade to provide
adequate drainage of the street and. paving subgrad.e ,
as determined by the Village Engineer shall be constructed.
and. maintained. on both sides of any street not improved
with curb and gutter."
P . Section XI , D, 8:
118 . Street signs shall be erected so as to identify every
street within the subdivision and. shall be- so designed.
and. constructed. as to conform with existing street signs .
They shall be installed at a height not less than 7 feet
and. shall be placed. not less than 2 feet nor more than
10 feet from the edge of the pavement. "
Q. Section XIV, B:
"B . INSPECTION
"At the time the subdivision plat is presented. for final
approval a fee for inspection of the improvement shall
be paid to the Village in the amount indicated by the
following tables:

from and after its passage , approval and. publication as by statute
in such cases made and. provided..
