AN ORDINANCE AMENDING ORDINANCE G-60, AS AMENDED,
THE SAME BEING THE ZONING ORDINANCE OF THE VILLAGE OF OAK BROOK, IL
ESTABLISHING AN 0-4 OFFICE DISTRICT ZONING CLASSIFICATION
WHEREAS, the corporate authorities of the Village of Oak Brook, DuPage and Cook Counties,
Illinois (hereinafter sometimes referred to as the"Village"), on March 22, 1966, adopted Ordinance No. G-
60, known and referred to as the"Zoning Ordinance of Oak Brook, Illinois, of 1966",which ordinance has
from time to time been amended; and
WHEREAS, in keeping with and in furtherance of the stated purpose and intent of said Ordinance
G-60, the corporate authorities of the Village deem it advisable to further amend said Ordinance G-60, to
provide for a zoning classification relating to an office district use to be known as the"04, Office District';
and
WHEREAS, upon application and pursuant to direction, the Zoning Board of Appeals of the Village
held all required public hearings pursuant to statutory public notice and has submitted to the corporate
authorities all required reports, findings and recommendations concerning this proposition; and
WHEREAS, upon direction,the Plan Commission of the Village held public meetings concerning
the proposition and has also submitted to the corporate authorities its report and recommendations; and
WHEREAS, the corporate authorities of the Village deem the passage of this ordinance to be in
the best interest and in furtherance of the public health, safety, comfort, and general welfare of the Village
of Oak Brook and its citizens and residents.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:
Section 1: That the provisions of the preamble hereinabove set forth are hereby adopted as
though fully set forth herein.
Section 2: That the provisions of Section VI(A)of Ordinance G-60, as amended, are hereby
further amended to read in full as follows:
"(A) Establishment of Districts:
In order to carry out the purposes and provisions of this Appendix, the Village is hereby divided
into the following zoning districts:
CR, Conservation/Recreation
R1, Single-Family Detached Residence
R2, Single-Family Detached Residence
R3, Single-Family Detached Residence
R4, Single-Family Detached Residence
B1, Local Shopping Center
B2, Regional Shopping Center
B3, General Business
B4, Hotel-Office

Section 3: That a new paragraph (F)of Section X of the Ordinance G-60, as amended, is hereby
included to read in full as follows:
"(F)04 Office District
(1) Permitted Uses:
(a) Offices
(b) Accessory uses and structures including:
(1) Restaurants and accessory cocktail lounges -in a structure five(5)stories or
more in height which is used principally for a permitted use, and when located on
the ground or on floors below those used for the principal use or on the top floor
or roof of such structure.
(2) Retail sales and personal service uses when no single establishment occupies
more than 2,000 square feet of floor area.
(c) Electric distribution centers and substations.
(d) Gas regulator station.
(e) Buildings existing at the time of rezoning to 04 Office District may be used for any of
the uses permitted in the zoning district applicable to the property at the time of its
rezoning provided that in the event that(i)the structure is substantially damaged and
the owner is not required by the lease or otherwise to restore the structure to its prior
condition or(ii)the structure is not occupied, used or leased for such purpose or
purposes for a period of twelve(12)consecutive months, then its future use shall be
limited to one or more of the above Permitted Uses, or,with the prior approval of the
Village Board of Trustees, to one or more of the Special Uses set forth in subsection
(F)(2)below.
(f) Office supply retail establishments.
(2) Special Uses:
(a) Hotel or combination Office and Hotel.
(b) Public utility, governmental service and transportation uses:
(1) Bus turn-arounds and passenger shelters.
(2) Fire and police stations.
(3) Telephone exchanges, transmission buildings and equipment, and outdoor

telephone booths and pedestals.
(4) Sewage and storm water lift stations.
(5) Water filtration plants,wells, pumping stations and reservoirs.
(6) Emergency warning system structures.
(c) Heliports, not for freight, shall meet all of the standards as contained in Section
X(B)(2)(a). Additionally,the operation of said heliport shall meet the performance
standards as contained in Section X(A)(4)(a), Noise.
(d) Day Care Center, provided such facility complies with all licensing requirements of the
State of Illinois and maintains direct alarm hookup to the Oak Brook Police Department.
(e) Private, membership-only health clubs in multi-building office complexes under single
ownership or control on sites not less than ten (10)acres. Such structure shall not front
on any perimeter road, and access thereto shall be provided only from interior
roadways.
(3) Floor Area Ratio: Not to exceed 0.8
(4) Structure Height: Not to exceed 118 feet or eight(8)stories in height, whichever is less.
(5) Yards:
(a) Front: Not less than 60 feet in depth-except(1)when adjacent to a residence district
boundary line not less than 150 feet in depth; and (2)when abutting 22nd Street or York
Road not less than 100 feet in depth.
(b) Side: Not less than 30 feet in depth-except(1)that portion of a side yard abutting a
residence district shall be not less than 150 feet in depth; (2)a side yard abutting a
street shall be not less than 40 feet in depth; and (3)a side yard abutting 22"d Street or
York Road shall be not less than 100 feet in depth.
(c) Rear: Not less than 40 feet in depth-except that portion of a rear yard abutting a
residence district shall be not less than 100 feet in depth and except that a rear yard
abutting an alley or service drive may be reduced by 20 feet in depth.
(6) Awnings, Marquees and Signs: As in ORA1, Office-Research-Assembly District.
(7) Off-Street Loading and Off-Street Parking: As in Section XI of this ordinance."
Section 3: That this ordinance shall be in full force and effect from and after its passage,
approval and publication as required by law.
Section 4: That the Village Clerk is hereby authorized and directed to publish this ordinance in
pamphlet form in the manner provided by law.
