AN ORDINANCE AMENDING THE ZONING DISTRICT MAP
CONCERNING THE PROPERTY LOCATED AT
2000 YORK ROAD, OAK BROOK, ILLINOIS 60523

WHEREAS, an application has been filed requesting that the zoning district map be amended as
to certain property commonly known as 2000 York Road, Oak Brook, Illinois, consisting of approximately
11 1 acres (the "Subject Property"), presently zoned ORA -1 (Office- Research - Assembly District) to 0-4
(Office District), and
WHEREAS, a public hearing on such application was conducted by the Zoning Board of Appeals
of the Village of Oak Brook on October 4, 2005, pursuant to due and appropriate legal notice, and
WHEREAS, the Plan Commission and Zoning Board of Appeals have recommended this
amendment, with the Zoning Board of Appeals also making the requisite findings that the standards of
Section 13 -14 -8 of the Village Code have been met, and
WHEREAS, the Village President and Board of Trustees hereby determine that the map
amendment for the Subject Property to the 0-4 Office District represents the most appropriate zoning
consistent with the highest and best use thereof, and
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:
Section 1- That the zoning district map is hereby amended so that the Subject Property
legally described below, be located within the 0-4 Office District
Parcel 1 Lot 1 in Reuben H Donnelley Corporation Resubdivision, being a Resubdivision
of Lot 1 in Reuben H Donnelley Corporation Subdivision of Part of the Southwest one -
quarter of Section 24, Township 39 North, Range 11, East of the Third Principal Meridian,
according to the plat of said resubdivision recorded April 16, 1973 as Document R73-
20784 in DuPage County, Illinois
Parcel 2 That part of Lot 1 of Official Airline Guides Subdivision, a Subdivision in the
Southwest one - quarter of Section 24, Township 39 North, Range 11, East of the Third
Principal Meridian, according to the plat thereof recorded January 16, 1980 as Document
R80- 04175, described as follows
Commencing at the most northerly corner of said Lot 1, thence south 12 degrees 43
minutes 24 seconds east along an easterly line of Lot 1, aforesaid, 144 77 feet to the
point of beginning of land herein described, thence continuing south 12 degrees 43
minutes 24 seconds east along said easterly line 20.28 feet to a corner of said lot 1,
thence north 89 degrees 37 minutes 56 seconds east along a north line of Lot 1,
aforesaid, 10599 feet to a northeast corner of said lot 1, thence south 0 degrees 22
minutes 04 seconds east along another east line of Lot 1, aforesaid, 56 18 feet, thence
north 83 degrees 02 minutes 28- seconds west 108 78 feet, thence north 2 degrees 36
minutes 53 seconds west 62 17 feet to the point of beginning, in DuPage County, Illinois.

Section 2 That the Village Clerk is hereby directed to amend the official zoning district
map of the Village of Oak Brook in accordance with the provisions of Section 1 hereinabove
Section 3 That the above is subject to the following condition*
1 A detailed traffic study will be required as part of the submittal for building permits
for the redevelopment of the property
Section 4 This ordinance shall be in full force and effect from and after its passage and approval
as required by law
