require installation of proposed Watermain for the McDonald's Phase 2
Improvement Plan.

Section 3: That Section X(D)(4) of the Zoning Ordinance of the
Village of Oak Brook be and is hereby amended to read as follov. *s:
"(4) Lot area: Not less than 70 acres which may be in more than
single ownership but must be under single control; provided, however,
that the lot area may be less than 70 acres if the person or entity
which owns or controls said lot also owns a lot of 70 acres or more
zoned ORA -3 which is either i contiguous to the lot in question or
(ii) is separated therefrom by a public street, and development of
both lots is to be governed by and pursuant to a single coordinated
development plan."

V. OLD BUSINESS:
A. Discussion of Pra owed Ordinance Modifications - Fuliersbur Area:
Direction given at the Committee -of- the -Whole Meeting of October 10,
1985 to direct staff to Work with the Joint Study Committee to develop
ordinance modifications for the Fullersburg Moods area.
Direction given at the Regular Meeting of February 14, 1989 to table
this matter.
Mr. Skinner, President of the ruilersburg Woods Area Association,
tequested the Board to consider the recommended ordinance
modifications of the Village of Oak Brook Subdivision Regulations.
Mr. Doyle, Plan Commission member, addressed the Board on requesting
referral of the proposed modifications to the Plan Commission to
retain the preservation of the rural character of the area.

To refer the proposed ordinance amendments to the Plan Commission for
their review.

To agree to the previous additional construction engineering service
of #20,000.00 and that any extension of services or adjustments in
changes be made by Harza.
Trustee Bushy withdrew her second to the notion.

To amend the contract with Harza Environmental Services, Inc. to
provide any and all necessary construction inspection services until
substantial completion of Reservoir B and to increase the contract by
$6,540.00.

A. Recommendation - Hoch - Side Yard Variation 515 §prigg Road):
Application has been made for a variation from the provisions of
Section VII(D)(8)(b) of the Village Code to permit construction of a
20' addition which would maintain the existing one -foot roof line
encroachment into the 18¢ side yard.
The Zoning Board of Appeals, at its Regular Meeting of April 3, 1990,
unanimously recommended approval of this requested Side Yard Variation
based on the findings of fact as stated in letter dated April 12, 1990
from Chairman Savino.
Trustee Winters moved, seconded by Trustee Maher...
To direct the Village Attorney to prepare the necessary documentation
relative to granting a Side Yard Variation as requested for the
subject property.

1. Application has been made for a variation from Section XI(E)(9)(0)
of the Village Code to permit the use of a 5' x 75' curved brick wall
as a screening element adjacent to the parking area.
The Zoning Board of Appeals, at its Regular Meeting of April 3, 1990,
denied approval of the current brick wall but recommended approval of
the brick wall on the condition that its height be reduced from 5' to
41 based on the findings of fact as stated in letter dated April 12,
1990 from Chairman Savino.
2. Application has been made for a text amendment which would allow
ground signs on properties less than three (3) acres in area and
restricted solely to office uses.
The Zoning Board of Appeals, at its Regular Meeting of April 3, 1990,
denied the requested text amendment based on the findings of fact
stated in letter dated April 12, 1990 from C:.aletaan Savino.
3. The Zoning Board of Appeals, at its Regular Meeting of April 3,
1990, upon its denial of the requested text amendment established a
consensus that the Village Board direct staff to investigate
appropriate zoning standards which would allow construction of ground
signs on parcels containing less than three (3) a "es in area for
developments within the B -1, B -3 and B -4 Zoning r.stricts.
