A RESOLUTION APPROVING THE FINAL PLAT OF SUBDIVISION
FOR HANNON'S YORKSHIRE ESTATES IN
THE VILLAGE OF OAK BROOK, ILLINOIS

WHEREAS, Steeplechase Partners, LLC ("Owner's is the owner of the approximately 1.157 -acre
parcel located at 601 Harger Road ("Subject Property'; and
WHEREAS, the Subject Property is legally described as follows:
LOT 3 IN BUTLER COMPANY M-1 INC ASSESSMENT PLAT NUMBER 8 IN SECTION 24, TOWNSHIP
39 NORTH, RANGE 11 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT
THEREOF RECORDED AUGUST 14, 1964 AS DOCUMENT NUMBER R64-29757 IN DUPAGE
COUNTY, ILLINOIS. PIN: 06-24-302-037.
WHEREAS, at its meeting on January 15, 2018, the Plan Commission completed its review and
deliberations on the Owner's application for the final plat of subdivision for atwo-lot subdivision of the
Subject Property; and
WHEREAS, by a vote of 2 to 3, the Plan Commission recommended denial of the request for a
final plat of subdivision for the Subject Property; and
WHEREAS, the Village President and Board of Trustees have reviewed the recommendations of
the Plan Commission and deem the final plat of subdivision for the Subject Property, as set forth below, to
be in the best interests of the Village;
NOW THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:
Section 1. Recitals. The foregoing recitals are incorporated herein by reference as though
fully set forth herein.
Section 2. Approval of Final Plat of Subdivision.
A. Approval of Final Plat. Subject to and contingent upon the conditions set forth in Section 3 of
this Resolution, the final plat comprised of two -lots of 25,195 square feet prepared by
Cemcon, Ltd., dated February 14, 2018, as attached to this Resolution as Exhibit A ("Final
P/at'�, is hereby approved.
B. Authorization and Execution. The Village President, Clerk, and other appropriate Village
officials are hereby authorized grid directed to execute and seal, on behalf of the Village, the
Final Plat of Subdivision and the customary certifications indicating such approval.
C. Recordation. Upon the execution of the Final P►at of Subdivision by all required parties, the
Village Clerk is hereby directed to record the Final Plat of Subdivision with the Recorder of
Deeds of DuPage County, Illinois, and the Village Clerk will then be authorized and directed
to assess against and collect from the Owner any costs in connection with those actions and
this Resolution.

Section 3. Conditions. The approvals granted in Section 2 of this Resolution are hereby
expressly subject to and contingent upon each of the following conditions:
A. All improvements made on the Subject Property must comply with all applicable setback
requirements contained in the Zoning Ordinance of the Village of Oak Brook, Illinois of 1966,
as amended ("Zoning Ordinance', that apply to properties located in the R-3 Single -Family
Detached Residence Zoning District;
B. That all of the subdivided lots on the Subject Property shall be subject to full stormwater
compliance in the event of any future development/redevelopment;
C. The final plat and final engineering plans be approved by the Village Engineer; and
D. The Owner and all subsequent owners of the Subject Property shall comply with all
applicable requirements of law, including without limitation, federal, state, and local laws,
ordinances, resolutions, and regulations, relating to the Subject Property.
Section 4. Severability. If any section, paragraph, clause or provision of this Resolution
shall be held invalid, the invalidity thereof shall not affect any of the other provisions of this Resolution.
Section 5. Effective Date. This Resolution shall be in full force and effect from and after its
passage, approval, and publication in the manner provided by law.
