acre property located at 1900 Spring Rood ("Subject Property"), requesting approval of a three (3)-lot
preliminary and final plat of subdivision; and

the preliminary and final plats ufsubdivision for the Subject Property; and
WHEREAS, the Village President and Board of Trustees have reviewed the recommendations of
the Plan Commission and deem the preliminary and final plats of subdivision for the Subject Propody, as
set forth below, (obeinthe best interests ofthe Village;
NOW THEREFORE, BE |TRESOLVED BYTHE PRESIDENT AND BOARD (}FTRUSTEES OF
THE VILLAGE C)F OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows
Section 1. Recitals. The foregoing recitals are incorporated herein by reference as though
fully set forth herein.
Section . Approval of Preliminary and Final Plats of Subdivision,
A. Approval of Preliminary and Final Plats, Subject to and contingent upon the conditions set
forth in Section 3 of this Reso|utinn, the preliminary and final plats prepared by V3
Companies ofIllinois, LLC. dated November 17, 2017 and December 13, 2017 and attached
to this Resolution as Exhibits A ("Preliminary Plat") and Exhibit B ("Final f9at"), are
hereby approved,
B. Authorization and Execution. The Village President, C|erk, and other appropriate Village
officials are hereby authorized and directed to execute and sea|, on behalf ofthe Village, the
Preliminary and Final Plats and the customary certifications indicating such approval,
C. Recordation. Upon the execution of the Preliminary and Final Plats by all required parties,
the Village Clerk is hereby directed to record the Pns|lnniDary and Final Plats with the
Recorder ofDeeds OfOuPaBe County, |||inois, and the Village Clerk will then be authorized
and directed tOassess against and collect from the Owner any costs |nconnection with those
actions and this Resolution.
Section 3. Conditions. The approvals granted in Section 2 of this Resolution are hereby
expressly subject tOand contingent upon each ofthe following conditions:
A. All improvements made onthe Subject Property must comply with all applicable requirements
contained in the Zoning Ordinance of the Village of Oak Brook, Illinois of 1966. as amended
("Zoning Ordinance"), that apply to properties located in the B-2 Regional Shopping Center
Zoning District;
B. That all of the subdivided lots on the Subject Property shall be subject to full stormwabyr
compliance inthe event ofany future deve|opmenUnedeve|opment
C. The final plat and final engineering plans be approved by the Village Engineer,
D. That the "parking and cross-access easements" depicted on the final plat and defined in the
final plat text shall remain inplace and will continue hoserve the access and parking needs of
lots 1, 2 and 3, respectively as defined in the text and depicted within the final plat attached to
this resolution.
E. The Owner and all subsequent owners of the Subject Property shall comply with all
requirements of |avv, including without |imitation, hadena|, state, and local |awa, ordinances,
raoo|utiuna, and nagu|ationn, na/oUng to the Subject Property.
Section 4. Severabi|d . If any sootion, pana8naph, clause or provision of this Resolution
shall be held invalid, the invalidity thereof shall not affect any of the other provisions of this Resolution.
