WHEREAS, at its meeting on August 19, 2019, the Plan Commission completed its review and
deliberations on the Owner's application for the final plat of subdivision for the subdivision of the property
into 15 lots comprised of individual lots for buildings and common area lots for parking lots and driveways,
storm water management and open space areas for the Subject Property; and
WHEREAS, the Owner has also requested approval of the following subdivision variations related
to the Subject Property: (i) a variation from Section 14-6-2.B.1, Lot Design Standards, of the Village Code
of the Village of Oak Brook, Illinois ("Village Code") to allow Lots A, B, C, D, F, G, H and J to be interior
lots that do not front on a publicly dedicated street right-of-way and (ii) a variation from Section 14-6-
2.13.2, Lot Design Standards, of the Village Code to allow Lots L, 3 and 4, to be comprised of side lot lines
that are not configured at right angles to straight streets (collectively, the "Requested Relief'); and

WHEREAS, by a vote of 6 to 0, the Plan Commission recommended approval of the request for a
Final Plat of Subdivision and the Requested Relief for the Subject Property; and
WHEREAS, the Village President and Board of Trustees have reviewed the recommendations of
the Plan Commission and deem the Final Plat of Subdivision and Requested Relief for the Subject
Property, as set forth below, to be in the best interests of the Village;
NOW THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:
Section 1. Recitals. The foregoing recitals are incorporated herein by reference as though
fully set forth herein.
Section 2. Approval of Final Plat of Subdivision.
A. Approval of Final Plat. Subject to and contingent upon the conditions set forth in Section 3 of
this Resolution, the final plat comprised of 15 lots prepared by V3 dated July 16, 2019 and
last revised August 12, 2019, as attached to this Resolution as Exhibit A ("Final Plat', is
hereby approved.
B. Authorization and Execution. The Village President, Clerk, and other appropriate Village
officials are hereby authorized and directed to execute and seal, on behalf of the Village, the
Final Plat of Subdivision and the customary certifications indicating such approval.
C. Recordation. Upon the execution of the Final Plat of Subdivision by all required parties, the
Village Clerk is hereby directed to record the Final Plat of Subdivision with the Recorder of
Deeds of DuPage County, Illinois, and the Village Clerk will then be authorized and directed
to assess against and collect from the Owner any costs in connection with those actions and
this Resolution.
Section 3. Approval of Variations. Pursuant to Section 14-7-4.A of the Village Code and
subject to and contingent upon the conditions set forth in Section 4 of this Resolution, the following
Requested Relief for the Subject Property is granted.
A. Lot Design Standards. A variation is granted from Section 14-6-2.B.1 of the Village Code to
allow Lots A, B, C, D, F, G. H and J to be interior lots that do not front on a publicly dedicated
street right-of-way.
B. Lot Design Standards. A variation is granted from Section 14-6-2.13.2 of the Village Code to
allow Lots L, 3 and 4, to be comprised of side lot lines that are not configured at right angles
to straight streets.
Section 4. Conditions. The approvals granted in Section 2 and 3 of this Resolution are
hereby expressly subject to and contingent upon each of the following conditions:
A. The final plat and final engineering plans be approved by the Village Engineer; and
B. The Owner and all subsequent owners of the Subject Property shall comply with all
applicable requirements of law, including without limitation, federal, state, and local laws,
ordinances, resolutions, and regulations, relating to the Subject Property.

Section 5. Severability. If any section, paragraph, clause or provision of this Resolution
shall be held invalid, the invalidity thereof shall not affect any of the other provisions of this Resolution.
Section 6. Effective Date. This Resolution shall be in full force and effect from and after its
passage, approval, and publication in the manner provided by law.
