AN ORDINANCE AMENDING ORDINANCE S-722
AND GRANTING AN AMENDED SPECIAL USE PERMIT
(DU PAGE MAYORS AND MANAGERS CONFERENCE
1220 OAK BROOK ROAD, OAK BROOK, IL 60523)
WHEREAS, on September 10, 1991, the corporate authorities of the Village of Oak Brook passed
Ordinance S-722, which in part approved a special use for property commonly known as 1220 Oak Brook
road, Oak Brook ("Subject'Property") as a governmental service facility for office use; and
WHEREAS, the DuPage Mayors and Managers Conference, contract purchaser of the Subject
Property, has applied to the Village for, an amendment to said special use to expand the existing building
and parking lot; and
WHEREAS, a hearing on said application has been held by the Plan Commission on January 15,
2001, and a report of the Plan Commission was submitted to the Zoning Board of Appeals and to the
Village President and Board of Trustees; and
WHEREAS, a public hearing on said application was held by the Zoning Board of Appeals on
February 6, 2001, pursuant to due and appropriate legal notice; and
WHEREAS, a recommendation was made by the Zoning Board of Appeals that the requested
Special Use Permit be granted; and
WHEREAS, the Village President and Board of Trustees concur with the recommendation of the
Zoning Board of Appeals and deem the passage of this ordinance to be in the best interest and
furtherance of the general welfare of the Village of Oak Brook as set forth herein;
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF
THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows:
Section 1; That the provisions of the preamble hereinabove set forth are hereby adopted as
though fully set forth herein.
Section 2: That the special use originally granted pursuant to Ordinance S-722 is now granted as
a government service facility for office use only, pursuant to Section 13-6A-2 of the Village Code as
amended by Ordinance 2001-ZO-TA-G- 675 . Said special use is hereby amended to permit
construction of a 2,760 square foot building addition and a reconfigured parking iot that will provide an
additional 12 parking spaces.
Section 3: That this Ordinance is limited and restricted to the property commonly known as 1220
Oak Brook Road, Oak Brook, Il_, which property is legally described as follows:
Parcel 1: That part of Section 26, Township 39 North, Range 11, East of the Third
Principal Meridian, DuPage county, Illinois, .also being a part of Lot 1 of Old Oak Brook
Assessment Plat No. 3 recorded January 27, 1965 as Document No. 865-2793, described
as follows: commencing at the Southeast corner of the Southwest Quarter of said Section
26; thence North 89 degrees 40 minutes 30 seconds West along the South line of the
Southwest Quarter of said Section 26, a distance of 279.05 feet for a place of beginning;
thence North 0 degrees 05 minutes 40 seconds West, a distance of 233.0 feet; thence
North 19 degrees 40 minutes 30 seconds West along a line parallel to the South line of
said Southwest Quarter of Section 26, a distance of 206.00 feet; thence South.0 degrees

05 minutes 40 seconds East, a distance of 233.0 feet to a point on the South line of said
Southwest Quarter of Section 26; thence South 19 degrees 40 minutes 30 seconds East
along the South line of said Southwest Quarter of Section 26, a distance of 206.00 feet to
the place of beginning, excepting that part taken for highway purposes in condemnation
proceedings, Case No. C70-1459, brought by the Department of Public Works and
Buildings of the State of Illinois.
Parcel 2: Lot 82 of the Forest Gate Subdivision, located immediately West of 1220 Oak
Brook Road.

.Section 4: That the amendment to the special use permit herein granted pursuant to
Section 2 of this Ordinance is expressly subject to compliance with the following conditions:
1) That the development shall be constructed in substantial conformity with the
attached plans drawn by PHN Architects as last revised January 24, 2001.
2) That landscaping shall be installed in substantial conformity with the landscape plan
drawn by Hitchcock Design Group, as last revised March 8, 2001. This plan
includes evergreens along the north and west property lines to better screen the
parking lot from the homes in the Forest Gate Subdivision and includes the
installation of two large evergreens in the island located at the west end of the
parking lot.
3) That the landscaping be maintained regularly.
4) That parking lot lighting fixtures shall be a low height lighting fixture and shielded
from the adjacent residential area along with a timer system to turn off parking lot
lights at 10;00 p.m. each evening.
5) That the exterior building surface of the addition shall be masonry brick.
6) That when Lot 82 of the Forest Gate Subdivision is combined with the existing
parcel, the applicant shall prepare and record a plat of consolidation with the
DuPage County Recorder of Deeds.
7) That all issues in the Village Engineer's January 11, 2001 memorandum shall be
addressed, including final engineering approval.
Section 5: That except as amended hereby, the special use granted pursuant to
Ordinance S-722 be and the same is hereby ratified and confirmed in all respects.

approval pursuant to law.
