S-867 - 01/14/1997 - VARIATION - OrdinancesORDINANCE 97-ZO-V-S-867 AN ORDINANCE GRANTING VARIATIONS FROM THE PROVISIONS OF SECTIONS VII(E) (3) AND VII(E) (4) OF THE ZONING ORDINANCE OF THE VILLAGE OF OAK BROOK RELATIVE TO LOT AREA AND WIDTH 3025 Lincoln Road and Vacant Land Near 3025 Lincoln Road, Oak Brook, IL 60521) WHEREAS, an application has been filed requesting variations from the provisions of Sections VII(E) (3) and VII(E) (4) of the Zoning Ordinance of the Village of Oak Brook regarding lot area and lot width to facilitate the transfer of approximately 1300 square feet from the Village of Oak Brook to the property owner; and WHEREAS, a public hearing on such application has been conducted by the Zoning Board of Appeals of the Village of Oak Brook on April 2, 1996, pursuant to due and appropriate legal notice; and WHEREAS, a recommendation has been made by said Zoning Board of Appeals that the variations requested be granted; and WHEREAS, the Village President and Board of Trustees concur with the recommendation made by the Zoning Board of Appeals; NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows: Section 1: That the provisions of the preamble hereinabove set forth are hereby adopted as though fully set forth herein. Section 2: That the lot area variation is hereby granted from the provisions of Section VII(E) (3) to permit a reduction in minimum lot area from 25,000 square feet to 9,750 square feet. Section 3: That the lot width variation is hereby granted from the provisions of Section VII(E) (4) to permit reduction of the required lot width from the required 100 feet to 75 feet. Section 4: That this Ordinance is limited and restricted to property described as follows: Lot 8 and that part of Lot 7 of Westchester Park Resubdivision, being a resubdivision in the Southwest Quarter of Section 25, Township 39 North, Range 11, East of the Third Principal Meridian, recorded on March 30, 1984 as Document No. R84-23065, in DuPage County, said part also being part of an east-west 20-foot vacated alley lying southerly of and adjacent to Lot 8 in said Westchester Park Resubdivision, partial Lot 7 described as follows: Commencing at the Southwesterly corner of said Lot 8; then South 890 57' 03" East along the South line of said Lot 8 a distance of 64.98 feet to the point of beginning; thence continuing South 89° 57' 03" East along the South line of the 20-foot vacated alley a Ordinance 97-ZO-V-S- 867 Granting Variations Relative to Lot Area and Width, Page 2 distance of 64.97 feet; thence North 00° 00' 18" West a distance of 20.0 feet to the Southeasterly corner of said Lot 8; thence North 890 57' 03" West along the South line of said Lot 8 a distance of 64.97 feet; thence South 000 00' 18" East along an Easterly line of said Lot 8 a distance of 20.0 feet to the point of beginning, in DuPage County, Illinois.
