SUBJECT: 16 Heather Lane — Zoning Variation to Rear Yard Setback for Sunroom
Addition

RECOMMENDED MOTION: I move to approve Ordinance S-1643 for the
requested rear-yard setback variation to Section 13-6C-3.F.3 of the Zoning
Regulations to permit and allow a nine-foot (9') reduction in the required rear yard
setback from 40-feet to 31-feet for a sunroom addition at 16 Heather Lane subject to
the following:
1. The proposed sunroom addition shall be constructed in substantial
conformance to the site plan and conceptual . building elevations as
submitted; and
2. Add the condition, "Notwithstanding the attached exhibits, the applicant
shall meet all Village Ordinance requirements at the time of building permit
application except as specifically varied or waived;
Background/History:
At the February 22, 2022 Village Board meeting, the village attorney and staff were
directed to prepare the necessary ordinance for a sunroom addition at 16 Heather Lane to
reduce the required rear yard setback from 40-feet to 31-feet. The motion was made by
Trustee Herman and seconded by Trustee Manzo and approved by a vote of 6-0.
