CALL TO ORDER: CALL TO ORDER The Meeting of the Planning & Zoning Commission was called to order by Chairman Wayne Ziemer at 6:30 p.m. 2. ROLL CALL: ROLL CALL Rama Raman called the roll with the following persons: PRESENT: Chairman Wayne Ziemer, Vice Chairman Kenneth Wilczak, Members Jeff Bulin, Richard DiBemardo, Natalie Cappetta, Rahma Hasan, Baker Nimry, James Pontrelli and Marc Simon IN ATTENDANCE: Village Attorney Michael Castaldo III, Director Rebecca Von Drasek and Village Planner Rama Raman APPROVAL OF MINUTES MINUTES J. REGULAR PLANNING & ZONING COMMISSION MEETING OF DECEMBER 3, 2025 DECMBER 3, 2025 Motion by Member Hasan, seconded by Member Bulin to approve the minutes of the December 3, 2025 Special Planning & Zoning Commission meeting as written. VOICE VOTE: Motion Carried. 4. UNFINISHED BUSINESS UNFINISHED BUSINESS There was no unfinished business. 5. NEW BUSINESS NEW BUSINESS A. 50 TIMBER TRAIL DRIVE — FINAL PLAT OF CONSOLIDATION 50TIMBERTRAILD FINAL PLAT C CONSOLIDATION Chairman Ziemer announced the commencement of the public meeting for the petition. Kurt Schweig, owner of the property explained he recently purchased the "for sale by owner" property and noticed it had two parcel numbers. They wanted to consolidate the parcels to simplify any future complications. Motioned by Member Hasan, seconded by Member Bulin to recommend approval of the final plat of consolidation, subject to the following conditions: • Final engineering review and approval. • Recording of the document by Village Staff. ROLL CALL: Ayes: 9 — Chairman Ziemer, Vice Chairman Wilczak, Members Bulin, Cappetta, DiBernardo, Hasan, Nimry, Pontrelli and Simon. Motion carried. Absent: 0 - Vice Chairman Ziemer announced that the public meeting for this matter was concluded. B. 1901 22ND STREET — COSTCO — REAR & SIDE YARD SETBACKS coSTC1901 o2 REAR SIDE YAR SETBACKS Chairman Ziemer announced the commencement of the public hearing for the petition and swore in everyone that was presenting for the petition. Planned Raman summarized the request seeking to reduce the required side yard setback from 30 feet to approximately 26 feet, and the rear yard setback from 40 feet to approximately 30 feet. Larry Dziurdzik 1955 Raymond Drive, Northbrook, IL, Costco Real Estate Consultant explained that the Costco regional office relocated from Oak Brook to Addison. With more than 100 people no longer going to the regional office at the Oak Brook location and they found it was the right time to renovate the store. He mentioned renovations would include space for products that Oak Brook has not seen in the past. He reviewed several PowerPoint slides showing existing and proposed plans. Member Bulin questioned any Village Engineer or Fire Department review. He was concerned about changing the fire lane. Director Von Drasek assured members that Village Engineer EZA had reviewed the application and that further engineering would be required during the permit process. Attorney Castaldo mentioned the commission could add conditions to include engineering and fire department review. VILLAGE OF OAK BROOK Regular Planning & Zoning Commission Minutes Page 2 of 4 -6, &0 March 4, 2026 Vice Chairman Wilczak questioned the recording of the 14-foot no -build easement along the west property line located at 2155 22nd Street. Director Von Drasek noted the applicant had assured the Village that they would have an agreement with The Shops of Oak Brook (2155 22nd Street) regarding the no -build 14-foot easement prior to recording any ordinance or issuing any building permit. Member Nimry was concerned about reducing the truck lanes on the west side of the property. Brad Prischman, V3 Companies, 7325 Janes Ave, Woodridge, Civil Engineer and representative for owners of the property, pointed out on a slide that the truck drive isle would actually be enlarged. Members were concerned about the loading docks expansion and the dumpster location without any pedestrian walkway. Motioned by Member Hasan, seconded by Member Bulin to recommend approval of the setback variations, subject to the following conditions: 1. The applicant shall record a 14-foot no -build easement along the west property line for the property located at 2155 22nd Street; 2. A complete landscaping plan shall be submitted including landscaping along north and south sides of the property including replacement of trees; 3. The proposed development shall be constructed in substantial conformance to the plans as submitted and approved; 4. No additional signs are permitted. 5. Add the condition "Notwithstanding the attached exhibits, the applicant shall meet all Village Ordinance requirements at the time of building permit application except as specifically varied or waived." ROLL CALL: Ayes: 8 — Chairman Ziemer, Members Bulin, Cappetta, DiBernardo, Hasan, Nimry, Pontrelli and Simon. Motion carried. Nayes: 1 - Vice Chairman Wilczak Absent: 0 - Vice Chairman Ziemer announced that the public hearing for this matter was concluded. C. 2026 VOB ZON OFFICIAL ZONING MAP VGB OFFICIAL ZONING MAP Chairman Ziemer announced the commencement of the public meeting for the petition. Planner Raman reviewed the changes to the 2026 official zoning map. Motioned by Member Hasan, seconded by Member Cappetta to recommend approval of the 2026 Official Zoning Map. ROLL CALL: Ayes: 9 — Chairman Ziemer, Vice Chairman Wilczak, Members Bulin, Cappetta, DiBernardo, Hasan, Nimry, Pontrelli and Simon. Motion carried. Absent: 0 - OTHER BUSINESS OTHER BUSINESS 6. Director Von Drasek discussed possible future applications. 7. PUBLIC COMMENT PUBLIC COMMEN' S.
