R--i5—,) A RESOLUTION APPROVING THE FINAL PLAT OF TALL OAKS SUBDIVISION WHEREAS, the Plan commission of the Village of Oak Brook on march 21, 1988 recommended apprrnyal of the proposed Tall Oaks Subdivision; and WHEREAS, the Village President and Board of Trustees considered the recommendation of the Plan Commission and concur with the sass subject to certain conditions; NOW, THEREFORE, BE IT RESOLVED By THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DU PAGE AND cool, COUNTIES, ILLINOIS as follows: Section 1: That the Final Plat of Subdivision entitled Tall Oaks Subdivision prepared by Ronald W. Scott dated February 13, 1988 be and is hereby approved subject to the conditions enumerated in Section 2 of this Resolution. Kapff, Assistant to Village Manager SUBJECT: Tall Oaks Subdivision - Final Plat The subject property is a 3.5+ acre parcel, 188 feet wide by 870 feet deep on the north side of Glendale Avenue, directly west of the cemetery. The owner of the property has applied for a 2-lot subdivision with each lot containing approximately 1.8 acres following the dedication of additional Glendale Avenue right-of-way. The southerly Lot #1 presently contains an existing 2-story residence. The northerly Lot #2 is presently vacant and will gain access to Glendale Avenue by means of a 25-foot wide strip which is part of Lot ,,#2. The subdivision, as presented, meets all zoning requirements of this R-2 Residence District. The Plan Commission, at its March 21st meeting, on a vote of five (5) ayes and two (2) absent, recommended approval of this Subdivision Plat subject to a waiver by the Village of any requirement to provide topographic information, construct land improvemnts, or to construct sanitary and sewer stubs in conjunction with the / subdivision process. It was felt that there would be no need for a topo, since ✓ there is no proposed regrading as part of the subdivision and that the construction of sanitary and sewer stubs could easily be required as part of the building permit process in conjunction with any future house construction on Lot 2. If the Village Board chooses to approve this Subdivision, it would be appropriate to direct the Village Attorney to draft the appropriate resolution approving same. Respectfully submitted, Bruce F. The 3.8 acre parcel will be split into two equal sized parcels with the northerly lot accessed by means of a 25' wide by 474' long strip of land running northerly from Glendale Avenue. The Plan Commission recommends approval of this proposed subdivision, subject to a waiver of any requirement to provide topographic information, construct land improvements, or to construct sanitary and sewer stubs in conjunction with the subdivision process. This recommendation was made on a motion by Member Haglund, seconded by Member Beard, and approved on a roll call vote of five ayes, Members Beard, Haglund, Krafthefer, Stachniak and Chairman Marcy; zero nays; and two absent, Members Doyle and Sandstedt. A motion was made by Member Beard, and seconded by Member Krafthefer, to recommend to the President and Board of Trustees approval of the requested floodplain special use permit subject to the provision of as-builts following construction. A representative of the property owner directly west indicated no desire to sell a portion of her property to this proposed subdivision and stated no objection to the proposed subdivision. A motion was made by Member Haglund, and seconded by Member Beard, to recommend approval of the requested final plat of subdivision subject to a waiver of any requirement to provide topographic information, construct land improvements, or to construct sanitary and sewer stubs in conjunction with the subdivision process.
