Attached is a copy of said Resolution which states that the plat should be modified to include a drainage easement covering that portion of the property within the flood plain. In order to finalize this plat, I would recommend that the surveyor who prepared the plat contact our Village Engineer to finalize both the stated drainage easement as well as any other drafting details on the plat. Czuba - Rear & Side Yard Variations (25 Glendale Avenue): On September 6, 1988, the Zoning Board of Appeals recommended Approval of 1) a variation reducing the 18 foot, side yard to 11.55 feet for a 6.45 foot encroachment which includes a 6 inch overhang; 2) a varia+ton reducing the existing non-conforming westerly rear yard from 51.45 feet to 32.95 feet which includes a 2 foot 6 inch overhang, resulting in a 27.05 foot rear yard encroachment; and 3) a variation from Sec tion RII(B)(2)(b) to permit construction of non-conforming additions to an - existing non-conforming structure due to the existing rear yard encroachment. Discussion ensued on the designation of the front yard of a corner lot and direction was given to the applicant to further review the location of the proposed additions. DuPage County Land Use Cluster Meetings - Update: Assistant to Village Manager Bruce Kapff gave a verbal report on the meetings held to discuss the impact of developments on surrounding municipalities. The Village of Oak Brook is a member of Clusters A, C and D. On September 26, a meeting was held to discuss Cluster 9 which includes Impact Areas 3 (southwest Elmhurst) and 4 (areas in Oak Brook and Oakbrook Terrace including the Oakbrook Center and the Are.A9 north to Roosevelt Road and west to just pas+. SUBJECT: Pine Hill Assessment Plat RECOMMENDATION: That the President and Board of Trustees approve the Pine Hill Assessment Plat conditioned upon the applicant revising the plat in order to comply with Village requirements. The proposed Pine Hill Assessment Plat encompasses the one (1) lot at the south- west corner of Adams Road/Pine Hill Lane, which presently has a brick residential structure. Dale has reviewed the plat and finds the following deficiencies: 1. Approximately twelve (12) drafting revisions need to be made to the plat. 2. A small portion of the front of proposed Lot 1 lies within the flood plain as depicted on the FEMA flood plain maps. It has been past Village policy that flood plain areas within plats be contained within a drainage easement granted to the Village of Oak Brook; therefore, this easement should also be added on the plat. Since no major deficiencies in concept exist on the plat, we recommend that the Village Board approve the Pine Hill Assessment Plat conditioned upon the applicant revising the plat to comply with all Village requirements.
