S- 510 rn � AN ORDINANCE GRANTING VARIATIONS F4OMt THE PROVISIONS OF SECTION VII (D) (3) AND SECTION VII (D) (8) (c) OF THE ZONING ORDINANCE OF THE VILLAGE OF OAK BROOK ORDINANCE G-602- -AS AMENDED, RELATIVE TO LOT AREA AND REAR YARD REQUIREMENTS IN AN R-2 SINGLE-FAMILY DETACHED RESIDENCE DISTRICT (515 AND 521 WOOD AVENUE, OAK BROOK, ILLINOIS) WHEREAS, an application has been filed requesting variations from the provisions of Sections VII (D) (3) and VII (D) (8) (c) of the Oak Brook Zoning Ordinance, Ordinance G-60, as amended; and WHEREAS, a public hearing on such application has been conducted by the Zoning Board of Appeals of the Village of Oak Brook on October 4, 1983, pursuant to due and appropriate legal notice; and WHEREAS, a recommendation has been made by the said Zoning Board of Appeals that the variation requests be granted; and i WHEREAS, said Zoning Board of Appeals made explicit findings that the variations requested meet the applicable standards as set forth in Section XIII (G) (4) of the said Oak Brook Zoning Ordinance; and WHEREAS, the President and Board of Trustees of the Village concur with the recommendation and findings made by the said Zoning Board of Appeals. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS, as follows: Section 1 : That the provisions of the preamble hereinabove set forth are hereby�-ad­opt 3 as though fully set forth herein. Section 2: That a variation is hereby granted from the provisions of Section VII (D) (3) of the Zoning Ordinance of the Village of Oak Brook so as to allow the subdivision of two (2) lots with minimum acreages of .5697 and .6369 acres which property is legally decribed as: Lots 1 through 4 in Block 4 in Glendale Subdivision of part of the east half of the Southwest Quarter of Section 36, Township 39 North, Range 11, East of the Third Principal Meridian and part of the East half of the Northwest Quarter of Section 1, Township 38 North, Range 11, East of the Third Principal Meridian and a Resubdivision of lots 1 to 4 in block 2 in the Plat of the Town of Fullersburg, according to the Plat of said Glendale Subdivision recorded September 8, 1926 as Document 220961 in Du Page County, Illinois. Also: All of Grant Street, as shown on the plat of Glendale Subdivision, a subdivision of part of the East half of the Southwest Quarter of Section 36,Township 39 North, Range 11, East of the Third Principal Meridian, also part of the East half of the Northwest Quarter'of Section 1, T-38-N, R-11-E of the Third Principal Meridian, also a Resubdivision of Lots 1, 2, 3, and 4, Block 2, Plat of the Town of Fullersburg, according to the plat thereof recorded September 8, 1926 as Document 220961, in Du Page County, Illinois, lying east of the east 14-ne of -- the west half of the southwest quarter of -- - - Ordinance No. S- 51�__0_____ Page 2 Section 36, T-39-N, R-11-E of the Third Principal Meridian, and lying South of the South right-of-way line extended of Wood Avenue and Lying North of the South line of Lot 1, Block 4 of said Glendale Subdivision, in DuPage County, Illinois. Hereinafter also known as Lots 1 and 2 in Beyler-Skinner Resubdivision, commonly known as 515 and 521 Wood Avenue, Oak Brook, Illinois. Permanent Parcel No. 06-36-307-002,003,015 Section 3: That a variation is hereby granted from the provisions of Section VII D (8) (c) to permit construction of an addition encroaching approximately 19 feet into the required rear yard for property located at 515 Wood Avenue, Oak Brook, Illinois which property is legally described as: The East 18.15 feet of Lot 2 and all of Lots 3 and 4 in Block 4 in "Glendale Subdivision" of part of the East Half of the Southwest Quarter of Section 36, Township 39 North, Range 11, East of the Third Principal Meridian and part of the East Half of the Northwest Quarter of Section 11 Township 38 North, Range 11, East of the Third Principal Meridian and a Resubdivision of Lots 1 to 4 in Block 2 in the Plat of the Town of Fullersburg, according to the Plat of Said "Glendale Subdivision" recorded September 8, 1926 as Document 220961, in DuPage County, Illinois. Section 4: This Ordinance shall be in full force and effect from and after its passage and approval pursuant to law.
