In a motion made by Mr. David Swain, Jr. and seconded by Mr. Allan Roysdon, the board unanimously agreed that, on the basis of the evidence presented, and on the authority given them by the zoning code, they could not approve a variation to reduce the front yard to 40 ft; however, the board unanimously approved a varia- tion, and particularly on the basis of the plans sub- mitted, to reduce the front set-back from 100 ft. to j 70 ft. Mohlman, President Village Board of Trustees Village of Oak Brook Oak Brook, Illinois Re: Request for Variation in Front Yard Line for Lot 13, Central Industrial Plaza i Gentlemen: On April 22, 1966, Oak Brook Development Company, owner of Lot 13 in Central Industrial Plaza, Oak Brook, Illinois, entered into a contract for the sale of this lot to R. R. Street & Co. , Inc. Established in 1876 and today prominent in the chemical and related research fields, R. R. Street & Co. , Inc. is acquiring this land for the site of its corporate headquarters. The architecturally pleasing building planned for this purpose would represent a highly desirable and suitable addition to the area, with a construction cost which wo-•ld exceed that of any other building in the Central Industrial Plaza. A 'Front Yard Line of 40 feet for this lot would allow its use for purposes which can yield a reasonable return and likewise economically justify construction upon it of a building such as is contemplated by R. R. Street & Co. , Inc. Such is not the case, however, with respect to the present Front Yard Line of 100 feet. ,I Accordingly, Oak Brook Development Company proposes a variation for Lot 13 reducing the present Front Yard Line of 100 feet to a Front Yard jl Line of 40 feet. 1 The proposed variation will not diminish or impair property values within this area nor will it in any manner alter the essential character of the j locality. The proposed variation will not be detrimental to the public welfare or injurious to other property and improvements in the area adjacent to this property, nor will it impair an adequate supply of light and air to adjacent property or increase the danger from fire or otherwise endanger the public safety. We are prepared to further demonstrate to you at such time and place as is convenient to you that the variation as proposed will, in all respects, 'I harmonize with the standards of sound land planning and land uses which are intended to be followed in the Village of Oak Brook.
