ORDINANCE OF THE VILLAGE OF OAK BROOK, ��✓ENS
ILLINOIS OF 1966 , AS AMENDED
BE IT ORDAINED by the President and Board of Trustees of
the Village of Oak Brook, Illinois that the Zoning Ordinance of
the Village of Oak Brook, Illinois of 1966 as amended be and
hereby is amended in the following respect:
Section 1. Section XI, E, 7 , of said zoning ordinance is
hereby amended to read as follows :
7 . In Yards
Off-street parking spaces, open to the sky, may be
located in required interior side yards and rear yards,
no less than 10 feet from the nearest lot line, except
a parking area containing 4 or more parking spaces shall
be not less than 40 feet from an adjoining residence
district boundary. On any lot in B1 Local Shopping
Center and B3 General Business Districts the required
off-street parking spaces may be located in a front
yard or side yard adjoining a street not less than 10
feet from a street line. On any lot in ORA1, ORA2
Office-Research-Assembly districts and 03 Office District
not more than 10% of the required off-street parking
spaces, not to exceed 6 spaces, may be located in front
of the building or along the side of the building adjoining
the street, not less than 25 feet from a street line or
50 feet from the street lines of Cermak and York Roads .
Section 2. Section XI, E, 9 , c) of said zoning ordinance
is hereby amended to read as follows :
(c) Screening and Landscaping.
The following landscaped and planted areas shall be
provided for all parking areas.
(1) Front Yards - Permanent screening at least
four feet high shall be constructed and
maintained in front yard areas adjacent to
permitted side yard parking. This screening
may consist of a planted earth berm, densely
planted evergreen shrubs or trees , or a
combination of both.
(2) Side and Rear Yards - Permanent peripheral
screening at least 5 feet high shall be
constructed in side and rear yards adjacent
to parking areas . This screening may consist
of a planted earth berm, densely planted
evergreen shrubs or trees , or a combination
of both. In side and rear yards the screening
shall be so located and constructed as not
to interfere or conflict with the use of any
utility easements or utility installations
existing or planned to be installed in these
easement areas.

(3) Interior Parking Lot Landscaping - Landscaped
areas shall occupy not less than 10% of the
total area not occupied by buildings or other
structures excluding required front yard or
street set back areas and excluding required
�- landscape areas along rear lot lines. Trees
shall be planted with a spacing of not to
exceed 75 feet and so that at least one tree
is located in the area occupied by each 20
parking spaces . Landscaped dividers with a
minimum width of 6 feet shall be provided
between every three parking bays and landscaped
dividers or individual permanent planter areas
for required trees shall be required between
all parking bays.
(4) Complete detailed landscaping plans shall be
submitted for approval showing type, size and
location of planting material.
Suggested methods of landscape treatment:
(a) A landscape divider for three bays of
parking or perimeter landscaping a minimum
of 30 feet wide. These dividers and peri-
meters may contain a concrete sidewalk,
that may curve back and forth from one side
of the divider to the other, so that people
from both sides can get to it, or a walk
on both sides. The divider may contain
earth mounds to be a maximum of four feet
high at the highest point. These mounds
should undulate and overlap with a slope
not steeper than 1. 3 (a one foot rise
for every three feet running) . These
mounds should have informal planting with
a variety of plants in different groups.
(b) In parking areas which are wider than
one bay of double parking, shade trees may
be planted in permanent individual planter
areas with one for every 20 cars. A
variety of trees may be used which do not
drop a messy fruit. Ground cover plants,
gravel , mulch or grass shall be placed or
planted on the ground.
(c) A raised median divider with a minimum
width of six feet could also be provided
between parking bays .
Section 3. Section XI , E, 9 , is hereby amended to add thereto
the following sections after Section XI , E, 9 , e) , said additional
sections to read as follows :
(f) Adequate provision shall be made for the disposal
of storm water and its retention, where necessary,
so that such water shall not flow unto adjacent
property or onto or across sidewalks in a quantity
or manner that would be detrimental thereto or
inconvenient to persons using the sidewalks.

(g) Continuous permanent curbing or retaining walls
constructed of portland cement concrete, or equal ,
to prevent the washing of soil to and from adjoining
property shall be provided where necessary, and
shall be provided between all landscaping areas
and adjacent parking lot and driveway paving.
(h) The location of each parking space and the location
and direction of movement along the aisles and
driveways providing access thereto shall be in-
dicated by markings on the surface and approved
directional signs. Parking spaces shall be de-
lineated by double white lines approximately 18
inches apart.
(i) In order to insure pedestrian safety, where parking
stalls are not aligned perpendicular to the primary
pedestrial objective or where pedestrians will be
required to cross parking aisles a pedestrian
walkway at least 5 feet wide and clearly indicated
by pavement markings shall be provided at intervals
not to exceed 200 feet.
(j) Provisions shall be made for the storage and/or
removal of snow from the parking areas. Areas for
snow storage shall be designated reasonably close
to drains or catch basins. Snow storage on planting
areas should be avoided to prevent physical and
salt damage to plant material.
(k) All provisions of Section XI, E 3, 4 , 7 , and 9
shall be enforced by and subject to the approval
of the Village Engineer.
Section 4 . Appendix I and Appendix II of the zoning ordinance
is hereby amended to read as follows:

APPENDIX II
ACCESS DRIVEWAY FROM STREETS TO OFF-STREET PARKING AND LOADING SPACES
1. WIDTH OF DRIVEWAYS (measured at the lot line adjoining a street)
a. Residential Uses
Not less than 9 feet wide or more than 20 feet wide.
b. Non-Residential Uses
(1) Not less than 12 feet wide or more than 22 feet wide
for a one-way driveway.
(2) Not less than 22 feet wide or more than 25 feet wide
for a two-way driveway serving 20 or fewer parking
spaces or one loading space.
(3) Not less than 24 feet wide or more than 30 feet wide
for a two-way driveway serving more than 20 parking
spaces or two or more loading spaces.
2. RADIUS CONNECTING STREET PAVEMENT EDGE AND DRIVEWAY EDGE
a. In Residence and Institutional Districts
Not less than five feet, except driveways more than 20
feet in width, not less than 8 feet.
b. In Business and ORA Districts
(1) Not less than 15 feet at the intersection of a
driveway and street pavement in a street having
a right-of-way more than 66 feet wide.
(2) Not less than 8 feet at the intersection of a
driveway and a street pavement in a street having
a right-of-way of 66 feet or less in width.
3. ANGLE AT INTERSECTION OF A DRIVEWAY AND STREET
The acute angle formed at the intersection of driveway and street
pavement edges shall be not less than 60 degrees. The required
turning angle for a vehicle entering or leaving a driveway shall
not exceed 900 .
4 . SPACING BETWEEN SEPARATE DRIVEWAY ENTRANCES ON A LOT
(measured center to center at the lot line adjoining a street)
Not less than 40% of the length of the lot line adjoining the
street, or 400 feet, whichever is less .
5 . ON CORNER LOTS - SPACING BETWEEN DRIVEWAY ENTRANCE AND
RIGHT-OF-WAY LINE OF AN ADJACENT INTERSECTING STREET
(measured from the nearest edge of the driveway pavement at its
intersection with the street pavement to the nearest right-of-way
line, extended, of an adjacent intersecting street)
Not less than 20% of the length of the lot line adjoining the
street being entered.
Section 5. All other sections in conflict herewith are hereby
amended to conform with this amendment.
