G-145 - 06/27/1972 - ZONING - Ordinances mk 62.272 ORDINANCE NO.' AN ORDINANCE AMENDING THE. .ZONING ORDINANCE OF THE VILLAGE. OF OAK BROOK, ILLINOIS _OF 1966, .AS AMENDED i BE IT ORDAINED by the President and Board of Trustees of the j Village of Oak Brook, Illinois, that the' Zoning Ordinance of the Village of Oak Brook, Illinois, of 1966, as 'amended, be and �ereby is further amended to read as follows: Section 1. Section XI (Off-Street Loading and Off-Street Parking) , Paragraph D, Subparagraph 1 —Location, shall read as follows: i 1. Location "In all "0" Districts all accessory off-street loading berths shall be on the same lot as the principal use and they shall face only interior lot lines. Open off-street loading berths shall be located only in rear yards and shall be not less than 100 feet from an adjoining residence district boundary and such off-street loading berths shall be effectively screened therefrom by a wall or fence, of architectural design, not less than six (6) feet nor more than eight (8) i feet in height or a densely planted tree or shrub hedge, maintained to not less than six (6) feet in height. "In the B-2 Zoning District, off-street loading berths may face perimeter or boundary streets if said loading berths are enclosed or are screened by a stone or masonry wall at least eight (8) feet in height. No off-street loading berths shall be permitted within five hundred (500) feet of a boundary street, unless such loading berths are completely enclosed and are located at the rear of the building. "In B-1, B-3 and B-4 Zoning Districts, all loading berths shall be at the rear of the; building facing an interior lot line. If the rear of the building faces a lot line fronting on a street, loading berths shall be enclosed by a court having a wall at least eight (8) feet high or shall be completely enclosed within a building. Where the rear of the building faces a lot line which is also a residence district zoning line, loading berths shall be en closed by a court having a wall at least eight (8) feet high or shall be completely enclosed within the building and shall be set back at least one hundred (100) feet from said lot lane and residence district boundary. "All off-street loading berths shall be served by an all weather access drive and maneuvering space. The design of the drive(s) and maneuvering Spaces are to comply with Appendix II of the Oak Brook Zoning Ordinance. "All loading berth locations and designs must be approved by the Village Engineer of the Village of Oak Brook." I a -2- Section ,2. Section XI (Off-Street Loading and Off-Street Parking) , Paragraph D, Subparagraph 3 - Access, .shall read as follows: 3. Access , "Each required off-street loading berth shall have an adjacent open paved area, other than a street or public way; of adequate size and so located as to provide for all required maneu- vering for truck access to the loading berth.. Such areas and related access drives shall be in accordance with the regulations set forth in Appendix II and other applicable sections of this ordinance and shall provide sufficient and adequate width and radii for a fifty (50) foot long tractor semi-trailer combination. Plans for this space shall be subject to the review and approval of the Village Engineer of the Village of Oak Brook. Section 3. Section XIV (Rules and Definitions), Paragraph 73 - Loading Berth, shall read as follows: "73. LOADING BERTH "A space within the principal building (enclosed) or on the same lot (open) as the principal build- ing providing for the loading and unloading of trucks Section 4., Section V (General Provisions) , Paragraph G, Subparagraph G, 3h (12) , shall read as follows: "G. Accessory Uses and Structures I 113, h. (12) Open off-street loading berths - R -" Section 4. All ordinance or parts of the Zoning Ordinance of the Village of Oak Brook in conflict herewith are hereby amended to conform with this ordinance. Section t. This ordinance shall be in full force and effect from and after its passage, approval and publication as by statute in such cases made and provided.
