G-432 - 10/10/1989 - ZONING - Ordinances ORDINANCE G- 4 3 2 AN ORDINANCE AMENDING SECTION VIII (C)(1) OF THE ZONING ORDINANCE OF THE VILLAGE OF OAK BROOK, ORDINANCE G-60 AS AMENDED WHEREAS, an application has been filed requesting certain amendments to Section VIII(C) of the Zoning Ordinance of the Village of Oak Brook to add additional permitted uses in the B-1 Zoning District; and WHEREAS, a public hearing on such application was conducted by the Zoning Board of Appeals on September S, 1989, pursuant to due and appropriate legal notice; and WHEREAS, the Zoning Board of Appeals made a recommendation that certain of the requested text amendments be approved; and WHEREAS, the Village President and Board of Trustees have reviewed said recommendation and concur with the same with certain modifications; NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows: Section 1: That the provisions of the preamble hereinabove set forth are hereby adopted as though fully set forth herein. Section 2: That Section VIII(C)(1) of the Zoning Ordinance of the Village of Oak Brook be and is hereby amended to read as follows: (1) Permitted Uses: (a) Audio and Video Equipment, Retail Sales thereof - including components and related accessories, installation and servicing of such products in motor vehicles and conducted entirely within an enclosed structure with service entry at the rear of the building with no overnight parking. (b) Antique shops. (c) Bakeries - where not more than 30% of the floor area is devoted to processing. (d) Barber shops and beauty parlors. (e) Book and stationery stores. (f) Candy and ice cream stores. (g) Clinics, medical and dental - including accessory laboratories. (h) Drug stores. Ordinance G- 4 3 2 Amending the Zoning Ordinance Page 2 (i) Dry-cleaning and laundry retail establishments - provided that processing, if done on the premises, shall utilize nonexplosive and noninflammable materials, and that such processing shall be limited to service of the principal use. (j) Fire stations. (k) Florist shops. (1) Food stores - grocery store, meat markets and delicatessens. (m) Gift shops. (n) Haberdasheries. (o) Hardware stores. (p) Launderettes - including automatic self-service dry-cleaning equipment. (q) Libraries, branch. (r) Offices - business, professional and public. (s) Police stations. (t) Post offices. (u) Restaurants - including accessory cocktail lounges. (v) Temporary buildings - for construction purposes for a period not to exceed 90 days following completion of the development. (w) Travel Bureaus and Transportation Ticket Offices (x) Variety stores. (y) Wearing apparel shops. (z) Accessory uses and structures - including but not limited to off-street loading, off-street parking and business signs. Section 3: That Section VIII(C)(1) of the Zoning Ordinance of the Village of Oak Brook as amended pursuant to Section 2 hereof, is further amended by adding thereto Subsection as which shall read as follows: (aa) "Other retail stores and shops which are not special uses as approved by the Village Board prior to December 10, 1989." Section 5: That the Village Clerk is authorized and directed to publish this ordinance in pamphlet form. PASSED THIS 10th day of October 1989.
