G-447 - 04/24/1990 - ZONING - Ordinances G - LtL4 n TEXj ANIE�l16MN-I'. �.. a U IFLcp w�N T PL)gAj 5 ORDINANCE G-4 4 7 4" a q— 9 O AN ORDINANCE AN END ING SECTION X(D) OF THE ZONING ORDINANCE OF THE VILLAGE OF OAK BROOK RELATIVE TO THE ORA-3 ZONING DISTRICT WHEREAS, an application has been filed requesting amendments to Section X(D) of the Zoning Ordinance of the Village of Oak Brook relative to development in the ORA-3 Office Research Assembly Zoning District; and WHEREAS, the Plan Commission, upon conclusion of its September 18 and November 20, 1989 meetings, recommended its approval of the requested amendments; and WHEREAS', the Zoning Board of Appeals has conducted a public hearing on said application pursuant to due and appropriate legal notice on December 5, 1989, and has recommended its approval; and WHEREAS, the corporate authorities concur with the recommendations of its Plan Commission and Zoning Board of Appeals regarding the requested amendments; `- NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE. OF OAK BROOK, DU PAGE AND COOK COUNTIES, ILLINOIS as follows: Section 1: That the provisions of the preamble hereinabove set forth are hereby adopted as though fully set forth herein. Section 2: That Section X(D)(2)(b) of the Zoning Ordinance of the Village of Oak Brook be and is hereby amended by amending the concluding language thereof immediately following subsection (x) to read as follows: ". . .provided, however, that none of such accessory uses and structures shall be used by or provide products, services, or recreation to the general public with the exception of public parking for special events and for the Oak Brook Park District activities when the property is adjacent to property or facilities owned or utilized by the Oak Brook Park District." Section 3: That Section X(D)(4) of the Zoning Ordinance of the Village of Oak Brook be and is hereby amended to read as follows: "(4) Lot area: Not less than 70 acres which may be in more than single ownership but must be under single control; provided, however, that the lot area may be less than 70 acres if the person or entity which owns or controls said lot also owns a lot of 70 acres or more zoned ORA-3 which is either (i) contiguous to the lot in question or (ii) is separated therefrom by a public street, and development of both lots is to be governed by and pursuant to a single coordinated development plan." G 4 +7 �. ordinance G- 447 Amending Section X(D) Relative to the ORA-3 Zoning District Page 2 Section 4: That Section X(D)(9) of the Zoning Ordinance of the Village of Oak Brook be and is hereby amended by adding thereto subsection (h), which provision shall read as follows: "(h) Development plans governing developments which include a minor parcel separated by a public street from the major parcel included in the development may provide for such other signage to be located on such separated minor parcel as is reasonably necessary to identify the facilities to be located thereon, the entrance thereto, and/or to provide for safe access thereto; provided, however, that such signage shall not exceed (i) one ground sign no closer than ten (10) feet from the adjoining right-of-way line primarily visible from the public street separating the minor parcel from the major parcel, and (ii) one double-faced ground sign located at the principal entrance to such separated minor parcel; and, provided further, that the total area of all such signs shall not exceed 90 square feet and no individual sign facing shall exceed 30 square feet in area." Section 5: That this Ordinance shall be in full force and effect from and after passage and approval as provided by law. PASSED THIS 24th day of April 1990.
