The subdivision improvements included the construction of the detention basin on Lots 1 and 2 as a dry bottom grassy area. The owner of Lot 1 is proposing to construct a home that is significantly larger than the anticipated building pad shown on the subdivision drawings and has developed engineering plans to make the detention facility into a wet bottom lake with a reduced footprint. Staff is reviewing the technical issues of this reconfiguration, such as detention volume and plats and legal documents in which to accomplish this, and has noticed a significant departure from the Typical Lake Section found within the Public Works Construction Standards.
