PRUSS, Village Clerk JOHN BAAR PHILIP CUEVAS MICHAEL MANZO MOIN SAIYED EDWARD TIESENGA ASIF YUSUF Village Board Published in pamphlet form by authority of the President and the Board of Trustees of the Village of Oak Brook on this the 10th day of November, 2020 RESOLUTION 2020-SR-FP-EX-R-1914 A RESOLUTION APPROVING THE FINAL PLAT FOR THE ABUHILAL CONSOLIDATION IN THE VILLAGE OF OAK BROOK, ILLINOIS 3004 Lincoln Road and Vacant Parcels PIN(s): 06-25-301-009, 06-25-301-008, 06-25-301-007 and 06-25-301-002 WHEREAS, Luai Abuhilal ("Owner") is the owner of four (4) contiguous nonconforming undersized lots of land located at 3004 Lincoln Road (“Subject Property”); WHEREAS, the Subject Property is legally described as follows: LOTS 116, 117, 118 AND 124 IN BLOCK 4 IN WESTCHESTER PARK SUBDIVISION, BEING A SUBDIVISION IN THE EAST HALF OF THE SOUTHWEST QUARTER OF SECTION 25, TOWNSHIP 39 NORTH, RANGE 11, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED NOVEMBER 13, 1925 AS DOCUMENT 203037, IN DUPAGE COUNTY, ILLINOIS. WHEREAS, at its meeting on September 21, 2020, the Plan Commission completed its review and deliberations on the Owner’s application for the final plat of subdivision to consolidate four nonconforming undersized residential lots into one residential lot consisting of approximately 3/4-acres for the Subject Property; and WHEREAS, by a vote of 7 to 0, the Plan Commission recommended approval of the request for a final plat of consolidation for the Subject Property; and WHEREAS, the Village President and Board of Trustees have reviewed the recommendations of the Plan Commission and deem the final plat of consolidation for the Subject Property, as set forth below, to be in the best interests of the Village; NOW THEREFORE, BE IT RESOLVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF OAK BROOK, DUPAGE AND COOK COUNTIES, ILLINOIS as follows: Section 1. Recitals. The foregoing recitals are incorporated herein by reference as though fully set forth herein. Section 2. Approval of Final Plat of Consolidation. A. Approval of Final Plat. Subject to and contingent upon the conditions set forth in Section 3 of this Resolution, the final plat of one lot prepared by United Survey Service, LLC dated August 6, 2020 and last revised September 30, 2020, as attached to this Resolution as Exhibit A ("Final Plat"), is hereby approved. B. Authorization and Execution. The Village President, Clerk, and other appropriate Village officials are hereby authorized and directed to execute and seal, on behalf of the Village, the Final Plat of Consolidation and the customary certifications indicating such approval. C. Recordation. Upon the execution of the Final Plat of Consolidation by all required parties, the Village Clerk is hereby directed to record the Final Plat of Consolidation with the Recorder of Deeds of DuPage County, Illinois, and the Village Clerk will then be authorized and directed to assess against and collect from the Owner any costs in connection with those actions and this Resolution.
